A Decade of Building Trust Across Melbourne
House Sanctuary Builders was founded on a straightforward belief: every homeowner deserves a renovation experience that is transparent, well-managed and genuinely enjoyable. Over the past ten years, we have turned that belief into a track record of more than 600 completed projects across Melbourne's inner suburbs, bayside precincts and outer growth corridors.
As licensed building practitioners registered with the Victorian Building Authority, we bring full regulatory compliance to every job — from planning permits and structural engineering to energy ratings and occupancy certificates. Our in-house project managers, carpenters and finishing tradespeople work as a single coordinated unit, eliminating the delays and miscommunication that plague multi-contractor builds.
We do not cut corners, and we do not disappear when the job gets complex. That commitment is why the majority of our work comes from referrals and returning clients.

What Our Clients Say
We engaged House Sanctuary Builders for a full renovation of our 1920s Edwardian in Northcote. The team preserved every heritage detail we cared about while completely modernising the kitchen and wet areas. Communication was outstanding from day one — weekly site meetings, clear timelines and zero unpleasant surprises on the invoice.
Our bathroom had not been touched since the 1980s and it showed. The team stripped it back to the studs, waterproofed everything properly and delivered a space that genuinely feels like a boutique hotel. The underfloor heating was a game-changer for Melbourne winters. Could not recommend them more highly.
As first-time renovators, we were nervous about the process. House Sanctuary Builders walked us through every decision without ever making us feel rushed. Our kitchen went from a cramped galley to a stunning open-plan entertainer. The soft-close cabinetry and stone island bench are exactly what we pictured.
We needed a second-storey extension to accommodate our growing family but were worried it would clash with the streetscape. The design team nailed the proportions and material palette — the neighbours actually thought the addition had always been part of the house. Finished two weeks ahead of schedule.
Renovating an apartment in a 12-storey building is not for the faint-hearted, but the team handled strata approvals, lift bookings and noise restrictions without breaking a sweat. The result is a light-filled two-bedroom that feels twice its actual size. Professional from the first quote to the final clean.
Our laundry and powder room were an afterthought in the original floor plan. House Sanctuary Builders reconfigured both spaces into something functional and genuinely attractive. Custom joinery, concealed plumbing and clever use of every square centimetre. The attention to detail sets this company apart.
Frequently Asked Questions
Costs vary depending on scope, materials and site conditions. A bathroom renovation typically ranges from $25,000 to $55,000, a kitchen renovation from $35,000 to $80,000, and a full home renovation from $150,000 upwards. We provide a detailed, fixed-price quote after our initial site assessment so there are no hidden costs once construction begins.
A standard bathroom renovation is generally completed within four to six weeks. Kitchen renovations usually run six to ten weeks, while full home renovations and extensions can take three to six months depending on complexity. We provide a detailed programme of works before construction starts and keep you updated on progress at every stage.
Most structural alterations, extensions and changes to wet areas require a building permit under Victorian legislation. Cosmetic updates such as painting, flooring and fixture replacements generally do not. As registered building practitioners, we handle the full permit application process on your behalf — including liaising with your local council and any relevant surveyors.
In many cases, yes. For single-room renovations such as a kitchen or bathroom, we stage the work to minimise disruption and can set up temporary facilities where needed. For full home renovations, we may recommend temporary relocation during certain phases for your comfort and safety. We will advise you on the best approach during the planning stage.
Absolutely. House Sanctuary Builders holds a current Domestic Builder (Unlimited) licence issued by the Victorian Building Authority. We carry comprehensive public liability insurance, contract works insurance and WorkCover for all employees. Copies of our licences and certificates of currency are available on request and are included with every building contract.
All structural work is covered by a six-year statutory warranty as required under Victorian domestic building legislation. Non-structural defects are covered for two years. In addition, manufacturer warranties on fixtures, appliances and materials are passed through to you. We also conduct a complimentary twelve-month post-completion inspection to address any settling or seasonal movement items.
